Phases of an Architectural Project
 

PHASE I: CONCEPT DEVELOPMENT & CONDITIONAL USE PERMIT

•Define project scope

•Review applicable codes and zoning requirements

•Create plan package for CUP application

•Create narrative package for CUP application

•Submit package to City and Monitor progress & revisions

PHASE II: SCHEMATIC DESIGN

•Layout functions and spaces

•Develop concept and  initial floor plan/massing

•Recommend preliminary material palette

•Prepare schematic renders

•Obtain ballpark / high level GC pricing

PHASE III: DESIGN DEVELOPMENT

•Finalize floor plans and elevations / 3D perspectives

•Define building systems

•Confirm material selections

•Recommend and select consultants

•Engage engineer(s) & design equipment specs (as necessary)

•Obtain preliminary contractor pricing

PHASE IV: CONSTRUCTION DOCUMENTS

•Detail unique construction

•Develop building and wall sections

•Create lighting and power plans

•Coordinate with MEP and structural engineering

•Prepare documents for governmental review

•Obtain updated contractor pricing

PHASE V: BIDDING AND PLAN CHECK

•Coordinate document submission and approval with regulatory authorities

•Finalize approvals

•Review contractor’s budget

PHASE VI: CONSTRUCTION ADMINISTRATION

•Respond to contractor questions

•Review shop drawings

•Review contractor invoices

•Visit job site to ensure design intent & progress
